DFW Property Management screens every applicant through a comprehensive 5-point process: credit check (minimum 500 score), identity verification, income verification (3x monthly rent required), criminal background check, and eviction history review. Our thorough screening reduces eviction risk and helps place reliable, long-term tenants in DFW rental properties.

Credit Check

Minimum credit score of 500+. Deposit amounts are tiered based on credit score: 600+ standard deposit, 580-599 at 1.25x, 540-579 at 1.5x, 500-539 at 2x deposit.

Identity Verification

Government-issued photo ID verification ensures applicant authenticity and prevents identity fraud.

Income Verification

Combined household gross income must be at least 3x the monthly rent. Verified through pay stubs, tax returns, or employer verification. Self-employed applicants provide two years of tax returns or CPA-prepared P&L statements.

Criminal Background Check

Comprehensive criminal background review. Evaluated case-by-case based on severity, type of offense, and time elapsed since conviction.

Eviction & Housing Judgement History

We review eviction records and housing judgement history. Evictions within the past 5 years or broken leases with unpaid balances are disqualifying factors.
