How Our Self-Guided Tours Work
The whole process is designed to be simple and quick. You can go from browsing to confirmed tour in about two minutes.
Start by finding a home you like on our listings page. Every listing has photos, floor plans, pet policies, and all the details you need to decide if it's worth seeing in person.
When you find one that catches your eye, hit the scheduling button on the listing page. You'll pick a day and time that works for you, enter your contact info, and verify your phone number with a quick text code. That's it.
Before your scheduled time, we'll send you access instructions. For properties with smart locks, you'll get a one-time code that only works during your viewing window. For properties with lockboxes, you'll receive the access code along with clear instructions.
What to Actually Look For
You've got 15-30 minutes in the home and nobody rushing you. Use that time wisely. Here are the things that matter most — and what a lot of renters miss on a first visit.
Check the water. Turn on the faucets in the kitchen and bathrooms. Check the water pressure and look under the sinks for any signs of leaks or water damage. Flush the toilets. These are the things you don't want to discover after move-in.
Open everything. Closets, cabinets, the pantry, the garage. You want to know how much storage you're actually getting, and you want to see the condition of the spaces that don't show up in listing photos.
Test the important stuff. Light switches, HVAC (set the thermostat and see if it kicks on), garbage disposal, dishwasher, garage door opener. If washer/dryer hookups are listed, verify they're there and where they are.
Look at the floors and walls honestly. Minor scuffs and nail holes are normal in a lived-in home and will be addressed at turnover. What you're looking for is anything structural — cracks, warping, soft spots, stains that suggest water damage.
Don't forget the outside. Walk the yard. Check the fence (especially if you have pets). Look at the condition of the driveway and any exterior structures. Note how close the neighbors are and whether the street feels comfortable.
Think about your daily life. Where would you put your couch? Will your bed fit in the primary bedroom? Is there enough counter space for how you cook? These practical questions are easier to answer in person than from photos.
A Few Tips That Help
Bring someone with you. A second set of eyes catches things you'll miss, and it's also just a good safety practice.
Take photos and videos as you walk through. When you've seen three or four homes in a weekend, they start to blur together. Your phone camera is the best comparison tool you have.
Check your cell reception in different rooms. If you work from home, this matters more than you think.
Show up a few minutes early so you can drive around the neighborhood first. Note the distance to grocery stores, schools, and your daily commute route. Google Maps is helpful, but actually driving it gives you a better feel.
Safety and Security
We take this seriously on both sides — protecting you and protecting the property.
Phone verification is required before you receive any access codes. Your lockbox code or smart lock PIN only works during your scheduled window. Smart locks maintain a complete audit trail of access. And if anything comes up during your visit, our emergency contact information is included in your confirmation.
After Your Tour
If you love the place, you can start the application process right from the listing page. We typically process applications within 24-48 hours, and we'll notify you by email and text when a decision is made.
